Job Purpose:
The Financial Controller is responsible for the financial management of a portfolio of properties and companies, ensuring compliance, accuracy, and efficiency in financial operations. This role involves full financial function management, including budgeting, forecasting, reporting, taxation, risk management, and external audits.
A key component of this position is financial reconciliation, ensuring seamless integration between operating and financial systems, and maintaining cash flow efficiency. The incumbent must be detail-oriented, analytically driven, and capable of problem-solving to ensure smooth financial operations.
Key Responsibilities:
Financial Processing & Reconciliation:
- Oversee financial reconciliation processes, including operating system, general ledger, and sub-ledger balances.
- Ensure accurate and complete accruals, revenue tracking, and tenant statements.
- Monitor and authorize financial journal entries, including depreciation adjustments.
- Calculate and manage property and asset management fees.
- Prepare monthly financial schedules for management reporting.
General Ledger & Financial Management:
- Reconcile general ledger accounts, ensuring accurate allocation of costs.
- Manage supplier and payment allocations, ensuring completeness and accuracy.
- Upload and review monthly financial data for accuracy and compliance.
- Process monthly financing transactions (e.g., bond interest, interest rate swaps).
Budgeting & Forecasting:
- Provide input into annual budgets and monthly forecasting in collaboration with property managers.
- Track actual vs. budgeted financials, providing variance analysis and explanations.
Cash Flow & Payments Management:
- Monitor daily cash positions, ensuring funds are available for timely supplier payments.
- Maintain and update cash flow forecasts, ensuring excess funds are transferred efficiently.
- Authorize payments, ensuring tax compliance and invoice validity.
Financial Reporting & External Audits:
- Prepare monthly management accounts for business review meetings.
- Compile CaseWare reports with supporting documentation for bi-annual and annual reporting.
- Ensure timely preparation of financial statements and liaise with external auditors for annual sign-offs.
- Address and resolve audit queries effectively.
Taxation & Compliance:
- Manage statutory and provisional tax compliance, ensuring timely submission of tax returns.
- Handle monthly VAT calculations and ensure compliance with SARS deadlines.
- Oversee all SARS-related queries and tax payments.
Risk Management & Governance:
- Ensure compliance with financial regulations, internal policies, and statutory requirements.
- Implement audit recommendations to mitigate financial risk.
- Monitor business risks and implement controls to enhance financial security.
Required Skills
- Financial Control: 4 to 5 years
Candidate Requirements
Minimum Requirements:
- BCom degree or equivalent in Finance, Accounting, or a related field.
- BCom Honours or equivalent qualification preferred.
- Newly qualified CA(SA) with completed articles (preferred).
- Previous experience in the property and construction industry is advantageous.
- Strong proficiency in financial systems, accounting software, and Microsoft Office Suite.

- Leadership & Accountability: Confidence in making financial decisions while ensuring transparency and governance.
- Collaboration & Teamwork: Work closely with property managers, finance teams, and auditors.
