Seeff Atlantic Seaboard & City Bowl is seeking a dynamic and organized Rental Manager to join our team. The Rentals Manager will be responsible for the management of all aspects relating to the Rentals Department while reporting to the Managing Director.
The key and core areas of responsibility of the Rentals Manager shall, from commencement of their appointment with the Company be all aspects of management, in relation to the Residential/Commercial/
CORE RESPONSIBILITIES:
1. Creation and implementation of functional operations of the Rentals division as mentioned above, including:
- Setting the strategy for the Rentals department.
- Supporting and working side by side with the Rental agent team.
- Over-seeing and supporting the Rentals Support Department (RS) to ensure smooth running of the procedures, processes and systems.
- Guiding and motivating the teams to achieve optimum performance.
- Monitoring their activities and functions, recommending and implementing corrective action as necessary.
2. Structuring objectives, policies, procedures, training requirements and ensuring the implementation thereof.
3. Monitoring the efficiency of delivery of service to clients to ensure, as far as possible, that complaints and concerns are attended to speedily and satisfactorily.
4. Ensuring the maintaining of accurate records of overall activities and clients in accordance with the legal requirements of the Company. Any and all paperwork, documentation, contact details, reports or lists generated will remain the property of the Company.
5. Meeting personal targets and key performance requirements as dictated by the company from time to time, including:
- Increasing the complement of the Rentals agents to at least 20 agents.
- Growing the Rentals division.
- Achieving an agreed number of Managed and Unmanaged Leases.
- Joining the Board meeting every as required and provide an update feedback and measure of how the rental department is performing.
6. Keeping the Board updated on a monthly basis with figures and other key measurables.
7. Agent retention, recruitment, training, dispute resolution, guidance and advice, motivation, monitoring and mentoring, team building and interpersonal relations management, discipline and dismissal as relates to the Rental Department.
8. Agent Performance Management in respect of all determined and agreed Key Performance Indicators of the business, including, but not limited to;
- Rentals performance, including determining and achieving annual budgets.
- Securing Mandates with landlords
- Commission rates
- Customer service, ratings and relations
- Increasing Referrals
- Increasing Managed leases
9. Ensuring POPI and FIC Compliance protocols are in place and adhered to.
10. Effectively analyze reports prepared for the division and utilize the information contained therein in managing the agents and to relay these reports to the relevant agent/teams in monthly one-on-ones.
11. Attending and participating in all company functions including; the License Annual Awards, National Conventions, Regional Award functions, and Regional meetings.
12. Check and sign off all mandates and mandate extensions, lease agreements and the like; the Employee is responsible for ensuring that all Seeff documentation e.g. Rentals leases etc are accompanied by the prescribed documentation in accordance with applicable laws and regulations (FICA, CPA, NCA etc.).

Candidate Requirements
1. Educational Requirements:
- High School Diploma or Equivalent – At a minimum, this is often required.
- Bachelor’s Degree – In fields such as Business Administration, Real Estate, or Property Management (preferred but not always mandatory).
- Certifications – NQF4
2. Experience:
- Property Management Experience – Typically, 2-5 years of experience in property management, leasing, or a related field.
- Customer Service Experience – Ability to work with tenants and resolve conflicts effectively.
- Financial and Budgeting Experience – Experience with handling budgets, rent collections, and managing expenses is highly beneficial.
3. Skills and Abilities:
- Excellent Communication Skills – Ability to interact with tenants, landlords, contractors, and other stakeholders.
- Leadership and Team Management – Often responsible for supervising staff and coordinating with other departments.
- Organizational Skills – Ability to manage multiple tasks, handle paperwork, and stay on top of deadlines.
- Problem-Solving Skills – Ability to address issues such as tenant disputes, maintenance requests, and payment issues.
- Knowledge of Property Laws – Understanding of local, state, and federal housing laws, landlord-tenant laws, and fair housing regulations.
- Negotiation Skills – Ability to negotiate lease terms, pricing, and other agreements.
