POSITION : Sales and Office Park Manager
LOCATION : Northriding, Johannesburg
Minimum Qualifications, Skills and Experience:
- Completed Matric
- MUST have a Completed BCom Degree in Property/Real Estate or equivalent
- Minimum 5- 10 years in a similar capacity
- MUST have property management experience
Characteristics:
- Computer literacy
- Excellent communication (written and verbal) skills.
- This is a hands-on position, a creative, handyman, sales person.
- A PRACTICAL individual
Key Responsibilities:
· Manage tenants
· Sales of Office Space
· Liaise with Sales and Rental Agents
· Update Vacancy and Occupancy schedule
· Upsizing, downsizing & additional space administration
· Oversee Cleaning staff
· Handle tenant complaints and queries
· Spreadsheet with tenant spending/expenses – send to accounts department monthly
· Oversee maintenance of the entire park
· Manage gardening staff
· Oversee the use of the generators and diesel supply
· Monthly water readings to be done by staff
· Monthly electricity usage by tenants to be monitored
· Knowledge of lease agreements
· Manage the security staff
· Dealing with City of JHB queries
· Manage two empty stands – place tenants
· Building inspections
· Dealing with City Power
· Getting quotes and order products for repairs and maintenance
· Submit invoice for payments to Accounts department
· Negotiate rates with potential tenants
· Exit procedure for tenants exiting the park
